The roofing system installed at the 'flat' roof areas of the low-rise building predominantly consists of a "Modified Bituminous Sheet Membrane Roofing System". In addition, isolated 'flat' roof areas present at the low-rise building consist of a "Protected Roof Membrane System".

The normal life expectancy of a modified bituminous sheet membrane system, assuming proper original installation as well as adequate annual maintenance and repairs, is in the range of 5 - 20 years. For more information, contact one of our specialists.

A built-up roofing system is a roof where multiple layers of asphalt alternated with ply sheets (felts) are applied over the roof deck (vapour retarder) and, most often over insulation that is attached to the roof decking. The multiple layers of bitumen and bitumen-saturated “felts” make a water-resistant barrier capable of providing many years of reliable protection from the elements. If the top layer is damaged, the subsequent layers underneath provide a back-up layer to stop water and the elements from entering the building. These roofs are monolithic in nature and provide great protection.

EPDM is an extremely durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) widely used in low slope buildings in North America. This is the same material that is used in manufacturing vehicle tires. EPDM is most commonly black, but additional colours are available. The membrane is available in different sizes and thicknesses, and can be installed in a variety of methods including; fully adhered with adhesives, mechanically attached with screws or ballasted down with stone.

PVC is regarded as another "single-ply" roofing system because the system only requires a single layer of membrane to keep the roof watertight. This roofing system was formulated in the 1960's and has almost 60 years of proven waterproofing history. Seams are heat welded together for superior adhesion without the use of adhesives.

Hot Rubberized Asphalt Systems are hot-applied to form a continuous elastomeric membrane. It is ideal for waterproofing bridges, parking plazas, or promenade decks; tunnels; pedestrian concourses; and similar types of construction where a monolithic waterproofing membrane is desirable.

Many of the roof systems listed on this page are available to be installed via “cold process”. Cold process roofing utilizes cold adhesives in place of hot asphalt, or open flame heat welding. Allowing work to be performed in the most sensitive of areas. Flameless and odourless options are available.

The Roof Maintenance and Inspection Program is based on a 30-point preventative maintenance inspection and report allowing building owners to identify and mitigate potential roofing problems, reducing overall maintenance costs as well as helping with building budget management.

To prolong the life span of your roof it is recommended to institute a roofing maintenance program and perform timely repairs.

A green roof is a layer of vegetation planted over a waterproofing system that is installed on top of a flat or slightly–sloped roof. Green roofs are also known as vegetative or eco–roofs.
